4 TBSP butter ( melted )
1 tsp vanilla

1/4 cup semi-sweet chocolate chips (opt*)
FUDGE SAUCE:
1/2 cup white granulated sugar
1/2 brown sugar
1/4 cup cocoa powder
1 1/2 cups boiling water
1 cup all-purpose flour
